Your home is now on the market and you are ready for showings…what do you need to do to prepare your home for potential buyers to view it? BPG Realty has some helpful showing tips to welcome visitors and make your home present as well as possible.
Open all draperies and window shades during the daylight hours.
Turn on all lights and replace bulbs with appropriate wattage bulb where needed.
Open windows 3- minutes prior to showing to circulate fresh air during warm weather.
Place fresh flowers on the kitchen table and/or living space.
If possible, bake cookies or bread to add an inviting aroma (don’t use overpowering air fresheners or leave candles burning).

BPG has produced a series of videos that will walk you through a variety of home inspection topics. The first in the series touches on Gutter Maintenance.
Your furnace needs to be maintained, with good air flow. Changing filters between monthly and quarterly is a low-cost way for you to improve the health of your furnace. Cleaning and evaluating the furnace is a good idea prior to listing your home for sale. If you have an older furnace, carbon monoxide poising is a risk, so try to schedule inspections twice a year to ensure a healthy system.
This video is a quick guide to furnace maintenance, courtesy of the Bogar Pilkington Group and Seven Stars Home Advisors.

Most people who are ready to sell their home opt to enlist the help of a professional real estate agent to list their property and get it sold. After all, a licensed Realtor has the expertise to know how to price homes to be competitive within the market area. They know what various homes have sold for, what is on the market currently, and how long it is taking for homes to sell. A Realtor is also an expert at negotiating a buyer’s price and conditions to purchase. And of course, a real estate team is responsible for putting all the marketing tools together and paying to advertise your home to reach prospective buyers.
But what if you want to list your OWN HOME for sale? For Sale by Owner. You have a lot of connections, know what your neighborhood values are and have the time to walk prospects through your home (without taking their comments personally!).
Here are some pointers to get you on the path to real estate sales success.
